At the edge of the village of Waalre, a former industrial site at a junction of the Molenstraat has been redeveloped into three residential plots. For the corner lot I made a design for a detached house with outbuildings, commissioned by a private client. The challenge in creating the design was to accommodate the residential program within the permitted framework of the zoning plan. In particular, the maximum area and gutter height of the main building was decisive. The solution was found by accommodating part of the residential function in a low volume as an extension of the living space next to the main building.
The configuration of the building volumes (main building, living space extension and attached outbuilding with garage) is positioned on the plot in such a way as to create a clear layout of the house. The driveway and home entrance are situated on the northeast side and the living room and living kitchen look out through large windows onto the sun-oriented garden on the south side.
The fact that the kitchen and sitting area are shifted relative to each other creates a diagonality in the floor plan that gives a strong spatial effect, a study/TV room/hobby room can be closed off from the living kitchen by a sliding door.
The inclusion of niches at various points in the floor plan creates nooks that give a playful character to the spaces and can be practically used for storage space.
Upstairs are two bedrooms, a laundry room and hobby room. The bathroom is located en-suite to the master bedroom. A loft ladder provides access to a storage attic above part of the floor.
The facades are executed in brick with a light white-gray keim. This creates a somewhat classical appearance of the brickwork in which the texture of the bricks remains subtly visible, while retaining details such as roll layers and recesses for the non-functional chimneys. Reynaers’ SL38 series with an anthracite-black textured paint was chosen for the window frames. The SL38 series is characterized by a slim profile reminiscent of the earlier steel window frames. The dormers and wall coverings are made of pre-patinated zinc and the wooden cladding is preserved Fraké wood with a special stain so that the wood can age naturally in an even manner without large differences due to shading.
